“As March goes, so goes the year”, “In like a lamb, out like a lion”, and other sayings and poems are written to predict what to expect for the coming days, months, and year. I grew up in the Midwest, Iowa to be specific, and lived in Montana for 15 years and there’s nothing more precious than the promises of Spring to get the juices flowing for projects and goals. March was always filled with such hope for an early arrival of warmer days, budding trees and flowers, and general cleaning up of streets and yards. The “In like a lion, out like a lamb” was a welcome adage, when the lamb weather was coming. I never put much leverage on the groundhog, since there were six weeks of winter regardless of a rodent seeing his/her shadow. Are you like me and do you always get a kick out of watching the weather guy or girl on the news predicting the weather? A few historical temps, a look out the window, and a gauge or two to tell you what the barometric pressure is doing and who can’t tell what the coming day (s) are going to bring? Do you wish you could say what personal life storms are coming? I wish for that, or rather I wish for no storms to come my way! I wish for an opportunity for a crystal ball to help out with getting prepared! We could wear layers and tuck an umbrella and possible change of shoes in a bag in the back seat of our vehicles; we could stock up on alternative choices for investments, make decisions on places to be or not to be-like making the phone call we’ve been putting off or ditching the family reunion for the weekend mountain get away, and stock up the stashes of chocolate or wine or good books (or toilet paper). So many people in all fields of real estate are trying to predict and forecast when we are going to get an adjustment to our current market. We have a plethora of tools and a lot of historical data to help us compare and contrast the market. Real estate moves slowly and as long as we keep an eye on the statistical tools and what they show us we will be able to predict when we see the shift and what that shift will likely bring us. Is it a good time to sell or buy? Yes! Real estate is historically a good investment. How much to buy or sell, where to buy or sell, and what to buy or sell really depends. Can we predict what the real estate market is going to do with gas prices like the 70s, inflation like the 80s, stock market corrections like the 90s and home affordability reflective on the early 2000s? We do know that there are factors that will combine to work itself out. We are seeing a decline in population growth, jobless claims are lower, rents had a few months of slower increases, nationwide home values are still increasing gradually, and mortgages are still responsibly lending. Multiple factors point to successful real estate investing. There are so many options to help you make the decisions and weigh the benefits and who-what-where-why-and when to choose real estate investments. Naturally I suggest you consult and go with a seasoned professional Realtor, someone who is committed to a higher level of ethics and integrity and someone who is willing to listen to your needs and wants, not just give you a canned (electronically generated) pitch. Choose a professional who is going to communicate with you and respond to your concerns, not just hand you a packet of predetermined fees and dialogue that was generated on numbers, not real folks in real life situations.
